J\u00e4tkates meie portfellis pesitsevate ettev\u00f5tete teise kvartali anal\u00fc\u00fcsi, olen j\u00f5udnud Baltic Horizon Fundini. Tegemist on REIT-stiilis kinnisvarafondiga, kes maksab investoritele neli korda aastas \u00fc\u00fcritulu v\u00e4lja ning sihiks on pakkuda 7-9% aastatootlust.<\/p>\n

Baltic Horizon Fund (NHCBHFFT)<\/strong><\/p>\n

Kuigi tegemist pole v\u00e4\u00e4rtpaberiga vaid osakutega kinnisvarafondis, siis kajastan seda positsiooni koos aktsiatega, kuna tegemist on Balti b\u00f6rsil kaubeldava instrumendiga ning selles m\u00f5ttes ei erine ta meie jaoks n\u00e4iteks dividendiaktsiatest.<\/p>\n

Fond viis teises kvartalis l\u00e4bi t\u00e4iendava avaliku pakkumise ja sealt saadud peaaegu 10 miljonit eurot loodetakse l\u00e4hiajal m\u00f5nda uude objekti investeerida.<\/p>\n

Seni on fond j\u00e4rjest suutnud renditulu suurendada ning t\u00e4navuse aasta teises kvartalis k\u00fc\u00fcndis see 2,7 miljoni euroni. \u00dc\u00fcritavate pindade t\u00e4ituvus oli l\u00e4inud kvartalis 97,6% ning aruandes avaldatud info j\u00e4rgi t\u00f5steti enamikel pindadel ka \u00fc\u00fcri.<\/p>\n

J\u00e4rgmiseks oluliseks uudiseks saabki loodetavasti olema info, mida v\u00f5etakse ette avaliku pakkumise k\u00e4igus hangitud kapitaliga. Loodetavasti leitakse atraktiivne objekt, mis \u00fc\u00fcritulu numbritele edaspidi tubli panuse juurde annab.<\/p>\n

Swedbank on fondi suhtes positiivselt meelestatud ning nende hinnasihiks \u00fche osaku kohta on 1,55 eurot. Hetkel on turuhinnaks 1,358 eurot.<\/p>\n

Baltic Horizon Fundi osakuid on meie portfellis kokku 2000 t\u00fckki, keskmise ostuhinnaga 1,289. Saime juba osa ka esimese kvartali renditulu baasil tehtud v\u00e4ljamaksest, kokku 46 eurot. Fond teatas hiljuti, et augustis makstakse teise kvartali tulude p\u00f5hjal \u00fche aktsia kohta v\u00e4lja j\u00e4rjekordsed 1,8 senti.<\/p>\n

Teise kvartali v\u00e4ljamakse on k\u00fcll eelmisest (2,3 senti) v\u00e4iksem, kuid seda p\u00f5hjendati hiljutise t\u00e4iendava avaliku pakkumisega, millega osakute arvu suurendati. Sealt saadud kapitali pole veel aga j\u00f5utud investeerida.<\/p>\n

Fondi esindaja Tarmo Karotam on korduvalt v\u00e4lja \u00f6elnud, et nende eesm\u00e4rk on investoritele pakkuda aastatootlust vahemikus 7-9%. Praeguses korralikus majandusolukorras ollakse kindlalt oma lubaduste suunas liikumas.<\/p>\n

V\u00f5imaliku majanduskrahhi korral v\u00f5ib muidugi oodata v\u00e4iksemate rentnike raskusi ning sellega seoses ka \u00fc\u00fcritulu v\u00e4henemist. Mina ootan igatahes sellelt fondilt nii headel kui ka veidi raskematel aegadel loodetavasti pikkadeks aastateks stabiilset passiivset sissetulekut.<\/p>\n

Kuigi \u00c4rip\u00e4eva Investor Toomas on v\u00e4lja toonud fondi juhtide minevikust m\u00f5ned eba\u00f5nnestumised, siis seni on Baltic Horizon Fund pakkunud v\u00e4ikeinvestorile head alternatiivi aktsiatele. \u00c4rikinnisvara \u00fc\u00fcriturule sisenemiseks on see Eesti v\u00e4ikeinvestorile ilmselt k\u00f5ige lihtsam v\u00f5imalus.<\/p>\n

Ka Baltic Horizon Fundi puhul tuleb minu jaoks v\u00e4lja Eestisse investeerimise see l\u00f5bus aspekt, et linnas ringi liikudes saan oma silmaga vaadata, kuidas fondi hallataval kinnisvaral l\u00e4heb.<\/p>\n

S\u00f5idan rattaga tihti n\u00e4iteks m\u00f6\u00f6da Paldiski maanteel asuvast G4S kontorihoonest ning ka Coca Cola Plazas on olnud varasemast m\u00f5nusam k\u00e4ia ning kus pesitsevad ettev\u00f5tted kaudselt mulle igal kvartalil \u00fc\u00fcritulu maksavad.<\/p>\n

Hetkel olen meie osaluse suurusega selles fondis rahul ning juurde osta ei kavatse. Tulevikus portfelli \u00fcldise suurenemise korral kaalun kindlasti osaluse suurendamist, kui fond j\u00e4tkab senisel kursil.<\/p>\n
